Investment Properties

Boyd Commercial's extensive experience in project leasing and tenant representation led the firm into investment property sales years ago. Focused primarily on multi-tenant industrial and retail properties, Boyd Commercial also brokers office buildings and free standing, net-leased properties.

When representing an owner, our knowledge of the market enables us to analyze the property to assure that it is properly priced and positioned to maximize the return to the seller. By utilizing customized software, we are able to look at various leasing, pricing and financing assumptions, to assist purchasers in analyzing a potential acquisition.

We have represented major insurance companies, financial institutions, REITs and individual investors in the sale and acquisition of hundreds of millions of dollars worth of commercial properties. Recent transactions have included the structuring of a 4 site, 1,000,000 square-foot portfolio of office, manufacturing and laboratory facilities for in excess of $115 million; a 200,000 square- foot leased office building; and a 31 building, 1.6 million square-foot industrial portfolio which was acquired by a REIT for $53 million.

In 1998, Boyd Commercial brokers received the Society of Industrial and Office Realtors' award for the largest dollar-volume investment transaction, the sale of a 4.5 million square foot, $138 million industrial portfolio to First Industrial REIT. In 2000, a Boyd Commercial Investment sale was recognized as the "Best Commercial Transaction" by the Texas Association of Realtors.
